Conveyancing, inspection and buyer’s agent costs are only included if you enter them — those are market rates we can’t source, so we take your figure rather than guess. We don’t estimate lenders mortgage insurance because the premium depends on your lender’s own arrangement with its insurer, so any figure we published could be thousands of dollars out — use Helia’s estimator instead. Why our numbers might differ from another calculator
Stamp duty rates change, usually at state budgets around 1 July. Many calculators are built once and never revisited, so they quietly serve last year’s thresholds. Ours carry the date they were checked — currently 2026-07-19 — so you can judge for yourself whether to trust them.
Two jurisdictions also do something unusual that generic calculators get wrong. In Victoria, a purchase between $960,000 and $2 million is charged 5.5% of the entire value, not just the amount above $960,000. The ACT does the same thing above $1,455,000. If another calculator gives you a noticeably lower figure in those ranges, that is usually why.
Most calculators treat land registry fees as a small fixed amount, or leave them out entirely. In four states they scale with the price, and not gently. In South Australia the transfer registration fee on a $750,000 purchase is $7,703; in Queensland it is $2,902. A calculator showing a couple of hundred dollars there is out by thousands.
We don’t estimate Northern Territory duty. The NT uses a formula rather than published brackets and does not publish it, so we link to the official calculator rather than guess. For the same reason we don’t estimate lenders mortgage insurance: the premium depends on your lender’s own arrangement with its insurer, so no honest single figure exists.
